I am a private real estate lender providing short-term loans to real estate investors, sometimes called hard money loans or bridge loans. I am not a broker. Because you are dealing directly with me, and only me, the process is not hampered by bureaucracy, red tape, loan committees, appraisers, inspectors, and the like. No long, drawn-out application process here. Borrowing money from me can be an easy, quick and pleasant process.
Most of my loans are to fix and flip investors, the majority of which are repeat borrowers. However, I am not a one-trick pony. I will also make loans secured by commercial real estate and occasionally a piece of land.

Are you a good fit for my financial needs?
I am looking to place loans in the $200,000 to $800,000 range secured by property located suburban areas in Colorado. Most of my loans are along the Front Range and to investors engaged in fixing and flipping houses.
What do you charge?
My interest rate can be as low as 8.5%. Rate is dependent on the property type and location as well as financial strength and experience of the Borrower. I’d be happy to talk about your specific situation.
Are there additional fees I should know about?
My loan origination fee is typically 2-4 points. There is no up-front application fee. Most of the time I don’t need to charge a fee for document prep, a property appraisal, or property inspection (unless it’s unusual situation or a considerable distance from my office).
